Proptech in Nigeria: Automate Rent, Listings and Property
Property is one of the most trusted asset classes in Nigeria, yet much of its day-to-day management still runs on notebooks, bank alerts and phone calls. Landlords chase rent. Agents juggle dozens of WhatsApp chats for one listing. Tenants wait days for a plumber. Proptech, meaning software and automation built for real estate, can remove most of this friction without needing a huge budget.
The problem: manual property management at scale
If you manage even 20 units, you probably recognize these pain points:
- Late and untracked rent. Payments arrive by transfer from different names, with vague narrations, and someone must match each one to a unit by hand.
- Weak records. Receipts, agreements and service-charge accounts live in a drawer or on one person's phone.
- Slow maintenance. A tenant calls, the caretaker forgets, and a small leak becomes a ceiling repair.
- Listing chaos. The same flat is advertised on several platforms with different prices and photos, and enquiries come at all hours.
- Compliance risk. In Lagos, the Tenancy Law of 2011 requires landlords to issue a receipt on every rent payment, stating the amount, the parties, the property and the period covered. Missing receipts can mean fines and weak evidence in a dispute. Rules also differ by state and by area, so have a lawyer confirm what applies to you.
- Personal data exposure. Tenant IDs, phone numbers and guarantor details are sensitive and fall under the NDPA 2023.
The solution: a connected property operations stack
You do not need a giant platform on day one. Build in layers.
1. A single source of truth
Create a database of properties, units, tenancies, deposits and documents. Each tenancy has a lease start, rent amount, payment schedule and service charge terms. A simple web app or PWA is enough, and our note on PWA versus native apps for African markets explains why a PWA is the cheaper, faster route for tenants on low-end phones.
2. Automated rent collection
Give each unit a dedicated virtual account number from a licensed payment provider, so every transfer maps to a unit with no manual matching. When money lands, a webhook marks the invoice paid, generates a receipt PDF and sends it through WhatsApp. Reminders go out 14, 7 and 1 day before the due date, and again on overdue days, with polite wording you control.
3. Tenant communication through WhatsApp
The WhatsApp Business API handles notices, receipts and maintenance requests in the channel tenants already use. An AI agent can answer routine questions ("When is my service charge due?", "How do I report a fault?") using retrieval-augmented generation (RAG) over your lease terms and house rules, then hand over to a human for disputes.
4. Maintenance workflow
A tenant sends a photo and a short description. The agent classifies the issue (plumbing, electrical, generator), assigns priority, notifies the right vendor and logs the ticket. The tenant gets status updates until it is closed. Over time, the data shows which buildings and which suppliers cause repeat problems.
5. AI-assisted listings
For agents and developers, language models can draft clear listing descriptions from a unit's attributes, translate them for different audiences and answer first-line enquiries ("Is there constant power? Is parking available?") from an approved fact sheet. Always keep a human check on price and availability, and never let a model invent amenities.
6. Smart building add-ons
For larger estates, IoT adds value: prepaid meter integrations, water tank level sensors, generator run-time and diesel monitoring, and access control. These reduce disputes over shared utilities because everyone sees the same numbers. Our write-up on IoT sensing for agriculture and climate with LoRaWAN shows the low-power networking approach that also suits estates with patchy connectivity.
An example data model for a tenancy:
{
"unit": "Block B, Flat 4",
"tenant_id": "t_0192",
"rent_ngn": 1800000,
"billing_cycle": "annual",
"virtual_account": "assigned_by_provider",
"reminders_days_before": [14, 7, 1],
"service_charge_ngn": 250000,
"documents": ["agreement.pdf", "id_verified", "guarantor_form"]
}
Benefits
| Task | Before | After automation |
|---|---|---|
| Matching payments | Manual, error-prone | Automatic by unit account |
| Receipts | Written or forgotten | Generated and sent instantly |
| Chasing arrears | Personal calls | Scheduled, polite reminders |
| Fault reporting | Phone calls | Ticket with photo and status |
| Reporting to owners | Monthly spreadsheet | Live dashboard |
For landlords, this means steadier cash flow and fewer awkward conversations. For tenants, it means clarity and faster repairs. For agents and property managers, it means you can handle more units without hiring at the same rate. We do not claim a set percentage improvement, because it depends on your starting point, but you can measure days-to-pay and ticket resolution time before and after.
Proof and examples
Attrotech has built community-facing PWAs such as Fireroom, which shows the offline-friendly, mobile-first approach that tenant portals need. The same engineering applies to payments, notifications and dashboards. Related automation on the finance side is covered in our guide to bookkeeping, invoicing and tax automation for Nigerian SMEs, which pairs naturally with rent income tracking. You can see the services we offer on our solutions page.
Implementation roadmap
- Clean your data (weeks 1 to 2). List every unit, tenant, rent level and due date. Scan agreements and store them securely.
- Introduce rent automation (weeks 3 to 4). Set up unit-level payment accounts, automatic receipts and reminders for one building first.
- Add the tenant channel (weeks 5 to 6). Launch a WhatsApp number for notices and maintenance, plus a simple tenant portal.
- Build the maintenance loop (weeks 7 to 8). Onboard 3 to 5 trusted vendors, set response targets and track them.
- Report and expand (month 3 onward). Send owners monthly statements automatically, then add listings, IoT meters or access control as the case justifies.
If you manage a portfolio and want a tailored build, request a quote and we will scope a first phase around your biggest leak.
On security, store identity documents encrypted, limit staff access by role, and keep a clear retention policy to stay on the right side of the NDPA 2023.
FAQ
Do tenants need smartphones or apps?
Not necessarily. WhatsApp and SMS cover most tenants, and the web portal is optional. Receipts and reminders work on a basic phone with messaging.
Can this work for a single landlord with a few flats?
Yes. Start with unit-level payment accounts, automated receipts and a shared maintenance log. These three steps give most of the benefit at low cost.
Is AI safe to use for tenant conversations?
It is safe when constrained: the agent answers only from your approved documents, never decides disputes or evictions, and passes sensitive issues to a person.
